Here you will find important information and documents for living at at MBOC
Air-conditioning and cooling is the personal responsibility of each resident. Air-conditioners must be properly secured in windows with approved brackets. Air-conditioners must be mounted in such a way that any drips are directed away from the building facade and not onto AC units below. Air-conditioners are not allowed to extend beyond the window apron into fire escapes--in these instances, a portable AC is recommended.
Any alterations and construction must be approved by management. Please contact management for an Alteration Agreement.
All deliveries requiring movers must be coordinated with the building Superintendent at least 3 business days before the scheduled delivery.
Moving Companies must be certified and bonded to meet the Corporation's requirements. Below is the information for the Certificate of Insurance (COI) that must be provided at least 24 hours prior to delivery:

MBOC offers bike storage facilities situated in the basement of the Barrow Street Building. To access this space, residents can use the entrance through the trash/recycling courtyard. While there are limited spaces in the entry and hall area (managed directly by the coop), additional bike racks are available in the locked bike room, conveniently located behind the first door on the left. Bike storage in this dedicated bike room is managed by Building Equity Management. Please contact Gilda at ggaliano-vinocur@bemny.com or 212-489-5060 Ext 106 for availability.
Please note: Do not park your bike in any numbered spot other than the one you are assigned. If you park or block others, your bike may be removed at your expense.
For your safety, please keep the basement and bike storage room doors closed and locked at all times.

Personal items, door mats, etc may not be placed in hallway. Temporary, non-marring, decorations are allowed on apartment doors--please be sensitive of our diverse community. Additionally, bikes, scooters, strollers, walkers etc., must not be stored in hallways or under stairwells unless specific permission is granted by management and the board.

To enhance security and convenience, MBOC employs the ButterflyMX intercom system. This system includes the ButterflyMX mobile app compatible with both iOS and Android devices. A standalone interior intercom base is also available for purchase.
Residents can enjoy audio and video functionality to identify visitors and grant access. Recurring visitors, such as dog walkers, cat sitters, or other domestic help or contractors, can be assigned additional codes. Users are reminded to adhere to the Virtual Doorman policy and register these visitors with building management.

Laundry facilities at MBOC operate on a first-come, first-served basis, ensuring residents have access to this amenity as needed. The laundry machines and equipment are maintained by Hercules Laundry Corporation. If you experience issues with your laundry SmartCard or a machine is not working correctly, please report problems to Hercules directly at 516-822-9300 or 800-526-5760. Laundry Room Rules and Etiquette
The laundry room is always available to owners and tenants of Morton-Barrow.
All "common area" rules apply.
You are responsible for being present at the end of a timed cycle of either the washers or dryers to remove your laundry in a timely fashion.
If you are not present when your cycle ends, the next tenant waiting for the machine is within their rights to remove your laundry and carefully place it on a folding table or basket.
Please empty the lint filters of both the washing machines and the dryers after each use.
Please take extra care to clean the filters and the machine of any residual PET FUR or HAIR. Failure to do so will result in a fine or possible loss of access to the laundry room.
Recycle detergent and softener bottles directly in the recycling cans in the utility courtyard and NOT in the receptacles in the laundry room.
Place any lost items found in the machines in the marked Lost & Found boxes provided. These are emptied on a regular basis every four weeks.
Please be respectful and take any phone conversations outside if others are present.
Note: The laundry room is under 24 hour camera security - all activity is recorded.
If you are locked out and the Super has a spare set of your keys.
Monday through Friday, 9 AM - 5 PM: At his convenience, the Super will open or lend you your keys to access your apartment at no cost to you.
WEEKENDS, HOLIDAYS, and AFTER HOURS: If he is available, the Super will assist as follows:
First lockout: $25
Second lockout: $50
Third lockout: $75
All other lockouts: $150
These fees are payable at the door or directly to the Super.
IF YOU ARE LOCKED OUT AFTER 10 PM: Leave a message on his answering machine at (212) 691-9789. If he is available, he will contact you; if not, please make arrangements to spend the night elsewhere and contact him the next day.
IF THE SUPER DOES NOT HAVE YOUR KEYS: Call a certified locksmith. Do not attempt to force the door, as you will be responsible for any damages.

MBOC remains pet friendly. Please adhere to the house rules which state:
All dogs must be on a leash in all common areas
No unleashed pets in the Center Courtyard facing Hudson Street
Curb your Pet – Pet waste is not allowed in any common areas (indoor and outdoor), which includes the tree wells and urns.
Understandably, accidents happen; please make sure you clean up after your pet.
This is NOT the responsibility of the Buildings’ staff.
Additionally, no pigeons or other birds or animals should be fed from windows, terraces, balconies, or public portions of the building.
Please observe the quiet hours from 10pm to 8am all day at MBOC. See House Rules in Rules and Policies tab. The courtyard has a one hour extension on Friday and Saturday until 11pm. See Courtyard Rules in Rules and Policies tab.
To better insulate against noise, please ensure 80% of your apartment is covered with rugs or other noise reducing material as outlined in the house rules.
Morton Barrow Owners Corp (MBOC) offers a secure package room located in the basement of 65 Morton, adjacent to the Superintendent’s apartment. To benefit from this service, please follow the guidelines below. If you are not currently utilizing the secure package room, kindly complete the waiver provided:
Waiver Instructions: Please fill out the package room waiver, accessible at bottom of this section and email back to Joe the Super, to begin receiving packages in the secure package room. By signing this waiver, you absolve Morton Barrow Owners Corporation, its employees, and Sequoia Property Management of any liability for loss or damages to your deliveries. Additionally, you agree not to hold these parties responsible for any notice an employee signs on your behalf. Packages should be of reasonable size (excluding large appliances or furniture; feel free to inquire if unsure).
Package Pickup Rules:
Packages must be collected within 24 hours of delivery.
Unclaimed packages may be returned after 3 days unless special arrangements are made directly with the staff.
Please refrain from requesting items to be delivered directly to your apartment.

Smoking and the use of e-cigarettes, is prohibited in individual residences, balconies/patios, common areas, or within fifteen feet of entrances, exits or windows at MBOC. Please see official Smoke Free Air Act from NYC Depeartment of Health in Rules and Regulations.
Steam heat is provided by MBOC between October 1st And May 31st between 6AM and 10pm when the temperature drops below 55 degress. Pursuant to NYC Law:

Steam Heat Radiators Guidelines:
Valve Operation:
Open the valve fully or close it entirely to ensure efficient steam flow.
Note: There is no in-between setting. A faulty valve or failure to open or shut completely may cause steam to condense and lead to water leaks into the apartment.
Valve Maintenance:
Shareholders are responsible for the maintenance or replacement of radiator valves.
Responsibility for Damage from Leaking Radiator:
Damage resulting from a leaking radiator to a neighboring apartment is the responsibility of the shareholder with the leaking radiator.
Residents and shareholders at MBOC may rent storage lockers in both the Morton and Barrow buildings' basements. These lockers come in various sizes. Additional storage lockers are found in the four rooms inside the basements. For inquiries about rates and contract details for all lockers inside these rooms, please reach out to Building Equity Management. Please note that storing items outside of a locker is not permitted. Items found outside the locker will be removed, temporarily locked, and eventually discarded. For your safety, please keep the basement and storage room doors closed and locked at all times.
MBOC provides a limited number of stroller parking spaces for the convenience of residents and shareholders. These spaces are located in the Barrow building basement hallway. To check availability and secure a spot, please contact Joe, the superintendent. It's essential to keep strollers clean to prevent attracting pests.
Each residential address at MBOC is equipped with a free locked mailbox for USPS access. In case of a lost key, residents are advised to contact the Super for assistance.
