House Rules

Updated 2024

 

1. Noise Regulations:

Quiet hours are from 10pm through 8am all days. Voices carry and the hallways and building courtyard echo very noisily—please be mindful and speak softly. Residents should avoid making disturbing noises that interfere with the rights, comfort, or convenience of other occupants. Musical instruments, stereo equipment, radios, or television loudspeakers in lessees' apartments should not be operated between 10pm and 8am if they disturb or annoy others. Do Not “Drop & Go” Recycling From the Deck Area - The dropping of bottles from the deck causes loud noises in the inner courtyard areas. No construction or repair work or other installation involving noise shall be conducted in any apartment except on weekdays (not including legal holidays) and only between the hours of 8:30 and 5:30.

 

2. Building Access:

Keep public halls and stairways clear for entering and exiting. Stairs, emergency exits, and bulkheads, must not be obstructed in any way.

 

3. Virtual Doorman

Tradespeople and guests must be registered with management for access via ButterflyMX Virtual Doorman. Please refer to guest policy

 

4. Package Deliveries:

Packages other than food delivery or USPS must be directed to the secure package area at 65 Morton St. See "Secure Package Room" above.

 

5. Appliance Delivery

All deliveries must be scheduled with Joe the Super three days in advance. Please review the certificate of insurance document requirements.

 

6. Move-In/Out Procedure

All moving must be scheduled with Joe the Super and follow the Move-In/Out procedure. Please refer to this document.

 

7. Child Safety:

Children are not allowed to play in hallways, courts, or stairways.

 

8. Roof Access:

There is no rooftop access, unless during an emergency. Doors are alarmed and video is recorded. Violators subject to fine.

 

9. Decoration Consent:

Residents/Shareholders must obtain prior consent before decorating or furnishing any public hall above the ground floor, which serves as a means of ingress and egress.

 

10. Hallway and Window Rules:

Do not place any articles in halls or on staircases including door mats, personal items, etc. Air-conditioners must be mounted in such a way that any drips are directed away from the building facade and not onto AC units below. No unauthorized signs, notices, advertisements, or illuminations are allowed on or at any window or part of the building.

 

11. Public Area Items:

Bicycles, scooters, baby carriages, or similar objects are not allowed in public halls, under stair wells, passageways, areas, or courts.

12 Garbage Disposal and Recycling:

Dispose of garbage in designated areas only. Residents are required to recycle and sort items accordingly. Please consult Joe for disposal of hazardous waste or other electronics.

 

Toilets must be used only for their intended purposes; no sweepings, rubbish, rags, or other articles should be thrown into them.

 

13. Pet Regulations:

The buildings remain pet friendly; however:

  1. All dogs must be on a leash in all common areas

  2. No pets in the Center Courtyard facing Hudson Street

  3. Curb your Pet – Pet waste is not allowed in any common areas (indoor and outdoor), which includes the tree wells and urns.

  4. Obviously accidents happen; so, please make sure you clean up after your pet.

  5. This is NOT the responsibility of the Buildings’ staff.

 

Additionally, no pigeons or other birds or animals should be fed from windows, terraces, balconies, or public portions of the building.

 

14. Outdoor Protuberances:

No radio, television, satellite, or wifi aerial should be attached to or hung from the exterior of the building without prior written approval.

 

15. Laundry Facility Usage:

The laundry facility is open 24/7 on a first come first serve basis. Please abide by the laundry room rules and etiquette posted in the laundry room and found here.

 

16. Floor Covering Requirement:

Unless expressly authorized by the Board of Directors, floors of each apartment must be covered with rugs, carpeting, or other noise-reducing material to at least 80% of the floor area. This does not apply to kitchens, bathrooms, cabinets, pantries, and closets.

 

17. Tours and Exhibitions:

No group tours or auctions of any apartment or its contents should be conducted without the consent of MBOC or its managing agent.

 

18. Window Cleaning:

Residents/Shareholders must keep apartment windows clean. If, after notice, a resident neglects to clean the windows, the MBOC has the right to perform the cleaning and charge the cost to the resident.

 

19. Complaint Procedure:

Complaints regarding the service of the building should be made in writing to the managing agent and Board of Directors.

 

20. Terrace and Balcony Rules:

No plantings are allowed without the prior written approval of MBOC. Approved plantings must be contained in boxes with suitable weep holes.

 

21. Pest Control Measures:

Agents of MBOC, and any authorized contractors or workmen, may enter any apartment for pest control measures. The cost of measures to control or exterminate pests is payable by the resident/shareholder.

 

22. Rules Updates:

The House Rules may be added to, amended, or repealed at any time by resolution of the Board of Directors of MBOC
