Things Happen...

Whether it's a radiator leak, a clogged sink, a billing problem, a noisy neighbor, or something more serious, see the resource guides below.

Emergencies
If there is a fire, a resident in distress, or suspected criminal activity, call 911.

A piece of burnt toast will set off fire alarms and wake five floors of residents, but if it's not obvious where all smoke or gas smells are coming from, or if you smell smoke or gas and can't isolate the apartment (or knock on the door), call 911 and advise Joe the Super.

If you smell gas, act fast.  Even if the odor isn’t very strong, you should still leave the area immediately, taking others, and then call 1-800-752-6633 and notify Joe. Don’t assume someone else has already called.  

 

Call 911 if the gas smell is really bad.  Don’t light a match, smoke, flip a switch, ring a doorbell, or touch appliances or electronics, including your phone. Doing so can produce sparks that might cause the gas to explode.

Maintenance Requests

If this is for your apartment and you are a shareholder or subtenant:

Please call or email Joe the Super who can advise you of a qualified contractor to help in plumbing, electrical work, or patching walls.

If this is for your apartment and you are a renter from BEM:

Please call Michael Vinocur of Building Equity Management or submit a work order through the BEM tenant portal here.

If this is a concern regarding a maintenance issue at the building:

Please call or email Joe the Super.

House Rules and MBOC Policies

Most resident concerns are from noise and odors.  Please review and be mindful of the MBOC house rules found here.

Resolving concerns with a neighbor

Living in a coop often entails close quarters and shared spaces, which can occasionally result in tension with neighbors, whether due to non-compliance with house rules or issues like leaking pipes flooding apartments. When addressing complaints with neighbors in a coop, it's crucial to approach them calmly and communicate openly. If possible, knock on the door, identify yourself, and address the concern directly. Refer to coop rules for guidance on house rules. If direct communication proves challenging, contacting Joe the super or Oren Shapiro for assistance can be helpful.

Problems in the immediate community outside of MBOC:

The quality of life at MBOC is not always an internal issue.  For exterior noise complaints etc, please call 311 or 911 for emergencies.

Conduct and Respect Guidelines
  • Respect for Personal Space

    • Be mindful of neighbors' privacy and personal space.

    • Avoid unnecessary intrusion and seek permission before entering private areas.

  • Noise Control

    • Keep noise levels to a minimum, especially during designated quiet hours.

    • Use headphones in shared spaces for personal entertainment.

  • Common Area Courtesy

    • Maintain cleanliness and tidiness in shared spaces.

    • Respect posted rules for common areas and facilities.

  • Communication and Conflict Resolution

    • Address concerns directly with neighbors in a polite and respectful manner.

    • Seek mediation or involve the board if conflicts persist.

  • Pet Etiquette

    • Follow MBOC rules regarding pet ownership.

    • Clean up after pets in common areas and respect pet-free zones.

  • Guest Policies

    • Inform neighbors in advance if expecting guests who may impact common areas.

    • Ensure guests adhere to community guidelines.

  • Environmental Responsibility

    • Follow recycling and waste disposal guidelines.

    • Conserve energy and water resources.

  • Non-Discrimination and Inclusivity

    • Treat all community members with respect, regardless of differences.

    • Report any discriminatory behavior to the appropriate channels.

  • Safety and Security

    • Report any suspicious activity promptly.

    • Follow community safety protocols and guidelines.

  • Community Participation

    • Attend community meetings and participate in community events.

    • Contribute positively to the well-being of the community.

  • Communication Channels

    • Use designated communication channels for community-wide announcements.

    • Refrain from spamming community communication platforms.

  • Cultural Sensitivity

    • Be aware of and respectful towards the diverse cultural backgrounds within the MBOC community.

    • Avoid offensive language or behavior that may be perceived as disrespectful.​
